Working out what a property's really worth
The very first thing the Deal Analyser asks you is a deceptively simple question: what is this property actually worth today? Get that number wrong and everything after it — your profit, your yield, your offer — is built on sand. So in this update we show you how we work it out for you.
When you bring in a listing, we don't just take the asking price at face value. We look up recent sold prices in the local area, pull together the sales that genuinely compare to your property, and let our AI weigh them all up to land on a realistic estimate of today's value.
What you end up with is a single headline figure with a sensible range around it — a minimum and a maximum — plus a quick read on how that compares to the asking price (for example, "£10,000 below asking"). It's there to give you a grounded starting point, not a number plucked from thin air.
And nothing is set in stone. If you know the street better than any model — a sale down the road last month, a quirk that lifts or knocks the value — you can tweak the estimate before moving on. The figure that feeds the rest of your analysis is always yours to adjust.
